An additional unit is any space that can be booked independently and has its own calendar. Additional units usually apply in two main scenarios:
Same property (multi-room / apartment setup): if you have a B&B, a villa divided into several apartments or a property with 3 independent rooms, the first one is the main unit and the others are “additional units.”
Homes in different locations: if you own several vacation homes in different cities or areas, each home beyond the first is considered an additional unit within your owner account.
Through the best digital solutions, our mission is to help homeowners increase the income generated from short-term rentals. We specialize in the digital management of properties, while the owner retains the operational side, such as in-person check-in, cleaning and maintenance. If you need local operational support, we can help organize a local team to support those activities.
Ruralis has customer care active every day, including holidays, to support guests during their stay.
However, in the case of operational emergencies related to the property, such as lack of water, electricity or other technical issues, responsibility remains with the owner or with a person appointed by the owner.
In most cases, these are not real emergencies, but small interventions that can be handled by a trusted local person, such as cleaning staff or a handyman already known to the owner.
Ruralis can support communication with the guest, cleaning staff, the owner or any trusted handyman, but the practical intervention and resolution of the issue remain the owner’s responsibility.
To ensure maximum visibility on portals such as Airbnb and Booking.com, bookings are instant. This is because portal algorithms reward “Instant Book” properties by placing them higher in search results. Manually filtering requests would significantly reduce your earning potential.
We can perform a management transfer on the portals, so we can manage the listing properly and synchronize it with all other channels.
Already confirmed bookings will remain active. Ruralis will apply a 10% commission to those bookings.
If you already have an active listing on Airbnb, the process is very simple: you will just need to suspend or delete the current listing, because Ruralis will create a new listing from scratch.
If you already have confirmed future bookings, you can manage them outside Ruralis. However, we recommend closing or suspending the listing only after checking active bookings, so you can avoid calendar conflicts or performance issues.
If you already have an active listing on Expedia, the process is very simple: you will just need to suspend or delete the current listing, because Ruralis will create a new listing from scratch.

Ruralis can help you find local professionals such as a cleaner or maintenance person, but the cost of the service remains your responsibility. If you prefer, for cleaning services, Ruralis can pay the cleaner directly and deduct the amount before sending you the booking payout. Ruralis does not apply any additional commission to this service.
We have designed a “zero upfront payment” solution: Ruralis pays the photographer directly once the work is completed. The amount will then simply be deducted from your first earnings, using the first eligible booking payout. This way, you do not need to pay anything out of pocket at the start of the collaboration.
Yes. Image quality is the main factor in converting views into bookings. For this reason, Ruralis always requires the use of a professional photo shoot to ensure the best possible positioning on portals such as Airbnb and Booking.com.
A traditional property manager often operates in a specific local area and is usually more focused on the operational side of the property, such as coordinating cleaning, maintenance and property checks.
Ruralis, on the other hand, specializes mainly in digital distribution, marketing, portal management, pricing optimization and improving the property’s online positioning.
At the same time, Ruralis uses tools and processes similar to those of a traditional property manager to coordinate with people on site, such as cleaners or trusted local operators.
The Ruralis model is designed to be more flexible and transparent: the owner can choose to keep part of the operations, if desired, while still benefiting from professional management, more flexible contracts and fees that are generally lower than those of many traditional property managers.
If your property is already ready and furnished, the onboarding phase takes only a few days. Once the contract is signed and the necessary photos and documents have been collected, we upload the listing to the main portals and become operational immediately.
